Featured Agent: VA Property Investment
Today we’re shining the spotlight on one of our newest members. We caught up with Audrey Lafferty of VA Property Investment to find out more about the company!
Q1. Tell us a little about yourself, your business, and what kind of properties you handle
I have worked in the Scottish property industry for the past 30 years. I help investment clients source the right property to meet their requirements and if they are unsure of the market and area, I provide guidance on where to buy and what to buy. I have access to excellent contractors to assist with refurbishments and can project manage the upgrade until completion.
I also help clients who are not located locally, source properties for their family members, especially those attending university.
Q2. What made you get into the property business?
With the knowledge and experience I gained working in areas such as Glasgow, Edinburgh, St Andrews, Stirling and Dundee I decided to take the leap and operate my own business as a sole trader offering 1-2-1 service and advice to clients who do not wish to be just a number with the larger agents.
Q3. What is your favourite property you’ve had?
I deal with various types of properties ranging from one bedroom flats to the much larger detached properties. I don’t really have a particular favourite though I do take great satisfaction if a property requires a degree of upgrading and the client is particularly pleased with the finish.
Q4. What’s the best thing about the area you operate in?
I am based in Broughty Ferry, locally known as “The Jewel in the Crown”, which is an extremely popular destination all year round for tourist lets, Air BNB and with local residents looking for long term lets. Broughty Ferry has an abundance of bars, coffee shops and restaurants, all within walking distance of one another.
Dundee lies a few miles west of Broughty Ferry, which is currently undergoing major regeneration at the Waterfront/Riverside. Many investors have already invested in the area in preparation for the completion of this £1 billion project. St Andrews, “The Home of Golf” is 15 miles from Dundee, again an all year round popular investment and rental hotspot.
Q5. What advice would you give to someone looking for a rental property?
Location, location, location, is the number one most important to point to consider when renting or buying an investment property. How does the area look after dark as well as during the daytime? How good are the local amenities, is the area well serviced by transport links, etc. It also goes without saying, the property should be spotlessly clean.
Q6. What did you do before you got into this business?
My first positon was receptionist/property assistant. From then on I have worked as a Sales Negotiator, Sales Valuer, peripatetic Letting Negotiator, Letting Manager and as a Factoring Manager. Latterly I worked as a Director of Letting and Property Management.
Q7. What would be a good night out in your area?
A great night out in Broughty Ferry would probably start off with some pre-dinner drinks, either at Bruach or Forgans, then onto Collinsons or The Tayberry for superb dining, followed by a night cap at Sol y Sombre or The Ship Inn. These are just a few of the many great places. There really is something for everybody.
